Types of Viewing
Agent-Accompanied Viewings
£125 per 2-hour sessionA member of the DEAL. team attends your property for a 2-hour window, during which multiple viewings of approximately 15 minutes each can be conducted. We handle everything — greeting buyers, showcasing the property, gathering feedback, and reporting back to you.

Open House Events

How to Prepare Your Home
Small things make a big difference. Here's how to give your property the best chance of making a strong impression.
First Impressions Count
Tidy the garden, clean the front door, and ensure the entrance is welcoming. Buyers form an opinion within seconds of arriving.
Declutter & Depersonalise
Clear worktops, tidy away personal items, and create a sense of space. Buyers want to imagine themselves living there — not feel like they're intruding.
Light & Temperature
Open blinds and curtains to let in natural light. Ensure the property is at a comfortable temperature — warm in winter, cool in summer.
Smells Matter
Avoid strong cooking smells or pet odours before a viewing. Fresh air, subtle cleaning products, or fresh flowers can make a real difference.
Don't Over-Sell
If you're conducting the viewing yourself, be friendly and informative — but let the property speak for itself. Don't hover or rush buyers from room to room.
Be Ready to Answer Questions
Think in advance about typical questions: broadband speed, council tax band, boiler age, any planning history, and what's included in the sale.
Try to Vacate (If Possible)
If your agent is conducting the viewing, it's often better for you to step out. Buyers are more relaxed and candid when the owner isn't present.
Second Viewings Are a Good Sign
If a buyer asks for a second viewing — it's a strong indication of serious interest. Be as flexible as possible with their availability.
What to Look for on a Viewing
We always recommend viewing a property more than once before making an offer. The first viewing is often about your gut feeling — does it feel right? The second and third visits are where you examine the detail and start thinking practically.
